Bixby is built on the Arkansas River, which splits the town into a north side and a south side, and a lot of it sits on the river bottom ground that first drew farmers here. That ground was always rich and sometimes swampy, and the flat lots built on it today behave much the same way: rain sits rather than runs.

The town reaches across Tulsa and Wagoner counties, and US-64 comes into Bixby down Memorial Drive before it crosses the river. Subdivisions back straight onto farm ground, so plenty of yards were graded flat by a builder and then fenced, planted and sodded over. When the fall is not there, a backyard can stay wet for days after a storm, and water finds its way to the slab.

Most Bixby drainage work is grading, swales and drains. Regrading puts fall back into a yard, a swale carries water around the house, and a French drain or surface drain gives water from a low spot a route to an outlet. Inside city limits, the City of Bixby is the first stop for anything public: a street, a city ditch or a storm inlet that is not carrying. Its website lists a Public Works department and a Report a Concern tool through Bixby Connect, and that is the place to raise a problem with city drainage. Outside city limits, ask Tulsa County or Wagoner County, depending on which side of the line the property is on.

What moves the cost of yard drainage on a Bixby lot

On a flat lot, roof water is often half the problem. Each downspout drops a share of the roof in one spot, and if that spot is a bed against the slab, it stays there. Taking downspouts underground to a lower outlet keeps that water off the foundation and out of the lawn.
